[ARCHIVED] Fairmount Properties Proposed New, Larger Heinen's and Housing Downtown

HUDSON, OH (September 16, 2021) – At the September 14 City Council Workshop, Fairmount Properties presented a preliminary conceptual plan for a new, larger Heinen’s and quad villas (similar to Villas of Hudson) and lower density town homes in the Downtown Phase II area. Fairmount Properties believes the new Heinen’s, housing with less density, and more greenspace address many of the concerns citizens expressed in previous Phase II discussions.

The proposed plan includes building a new 40,000-square-foot Heinen’s at the end of Clinton Street, with adjacent parking, that will allow Heinen’s to provide more services to its customers. Fairmount would repurpose the current Heinen’s building for a new quality tenant or extend the townhomes next door into that lot. Fairmount plans to purchase the Windstream building on the corner of Clinton Street and Morse Road if it moves forward with the project. 

North of the new Heinen’s, Fairmount envisions quad villas and townhomes with a significantly reduced density from previous plans presented to Council. Fairmount is proposing 100 housing units in addition to the 40,000 sf store, which is significantly less commercial space than the previous plan. Fairmount has asked Council for a purchase agreement with contingencies, such Planning Commission approval, for the land purchase to occur. 

Heinen’s was planning renovations to its current location to begin shortly. However, it ideally would like a new, larger facility to better serve its Hudson customers. Heinen’s needs to move forward, so Fairmount is asking that Council decide on a purchase agreement before the end of November. If a purchase agreement is not achieved by that time, Fairmount will not go forward with the proposal and Heinen’s will begin renovations to its current building.   

During its discussion, City Council expressed the need to gather input from citizens on this specific project. If a purchase agreement is agreed upon, the project would go through the standard review process which would allow for more public comments and final approvals by Planning Commission and City Council as the project details are finalized. 

If approved, Council members would like to see it built in one phase, rather than in stages. They also would like to see more information on numbers for this project prior to making their decision.
